Comparing Popular 55+ Communities in St. Johns and Flagler County

 

If you or someone in your family is considering a 55+ community in Northeast Florida, the purchase price is only part of the equation. HOA fees, CDD fees, and included amenities can make a big difference in the true cost of living in each neighborhood.

The graphic above compares several popular 55+ communities throughout St. Johns and Flagler County, including Landings at Greenbriar, WaterSong at RiverTown, Reverie at SilverLeaf, Reverie at TrailMark, Regency at EverRange, Reverie at Palm Coast, Freedom at Sawmill Branch, and American Village at Palm Coast.

What stands out is just how different the ongoing costs can be. Based on the figures shown, combined HOA and CDD expenses range from around $141 per month to nearly $650 per month. Over a 10-year period, that difference can become substantial.

But the cheapest option is not automatically the best value.

Some communities include features such as lawn maintenance, gated entrances, resort-style pools, fitness centers, pickleball courts, clubhouses, dog parks, social activities, and other lifestyle amenities. The better question is whether the services and amenities you are paying for actually match the way you plan to live.

For someone who wants a low-maintenance lifestyle with a full calendar of activities, a higher HOA may make sense. For someone who mainly wants a quiet community and lower recurring expenses, a simpler neighborhood may be the better fit.

The goal is to look beyond the model home and compare the total cost, location, amenities, home options, and lifestyle before making a decision.
